The number of homes sold through the MLS® System of the Chatham-Kent Association of REALTORS® totaled 109 units in August 2026. This was a modest decline of 1.8% (two sales) from August 2025.

Home sales were 9% below the five-year average and 19.6% below the 10-year average for the month of August.

On a year-to-date basis, home sales totaled 834 units over the first eight months of the year. This was nearly unchanged, down only 0.5% (four sales) from the same period in 2025.

“Sales activity remained below average levels in August, while new listings continued on an upward trend. New supply has generally been rising since early 2024, along with the stock of available listings, as sellers look increasingly eager to try and move their properties,” said Carrie Patrick, President of the Chatham-Kent Association of REALTORS®. “In other housing news, through the Canada-Ontario Partnership to Build, Ontario and Canada are investing $1 billion in the new Non-Development Charge Municipalities Stream to help communities build the infrastructure needed to unlock more housing, reduce costs, and support long-term growth.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $403,200 in August 2026, a decline of 4.1% compared to August 2025.

The average price of homes sold in August 2026 was $429,223, a minor increase of 2.2% from August 2025.

The more comprehensive year-to-date average price was $438,498, a small gain of 1.1% from the first eight months of 2025.

The dollar value of all home sales in August 2026 was $46.8 million, edging up 0.3% from the same month in 2025.

The number of new listings saw an advance of 30.8% from August 2025. There were 289 new residential listings in August 2026. This was also the largest number of new listings added in the month of August in history.

New listings were 16.1% above the five-year average and 32.1% above the 10-year average for the month of August.

Active residential listings numbered 584 units on the market at the end of August, up by 10% from the end of August 2025. Active listings haven’t been this high in the month of August in more than a decade.

Active listings were 22.4% above the five-year average and 62.1% above the 10-year average for the month of August.

Months of inventory numbered 5.4 at the end of August 2026, up from the 4.8 months recorded at the end of August 2025 and above the long-run average of 2.8 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
