“Market activity in the Hamilton-Burlington area fell to its lowest level in more than a decade in August, with sales down 14.5% year-over-year and new listings falling 17.7% over the same period,” said Bill Duce, CEO of Cornerstone. “While August activity is typically slower, the quieter pace likely reflects the cautious approach many buyers and sellers are taking as they navigate today’s economic landscape. With supply tightening, the benchmark price has remained relatively stable, indicating that while the market has cooled, we are not seeing dramatic price corrections. Hamilton-Burlington-Haldimand-Niagara North Area Highlights:

• Home sales decreased 19.9% month-over-month.

• The number of newly listed properties decreased by 18.1% on a month-over-month basis.

• The MLS® Home Price Index (HPI) was $728,400 in August 2026, a decrease of 0.2% compared to a month ago, and down 3.9% on a year-over-year basis.

• The inventory of homes for sale across the market area decreased by 6.0% from the previous month and decreased by 11.3% year-over-year.

• By the end of August, the months’ supply was 4.4 months across all property types, down from 4.6 months over the previous month and 2.2% lower than in August 2025.
