Brantford Regional Real Estate Association MLS® home sales remain at lower historical levels as new listings are still elevated
The number of homes sold through the MLS® System of the Brantford Regional Real Estate Association totaled 148 units in July 2026. This was a minor increase of 2.1% (three sales) from July 2025.
Home sales were 3.2% above the five-year average and 20.5% below the 10-year average for the month of July.
On a year-to-date basis, home sales totaled 911 units over the first seven months of the year. This was a moderate decrease of 5.3% from the same period in 2025.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $628,400 in July 2026, a decrease of 5.5% compared to July 2025.
The benchmark price for single-family homes was $659,400, a moderate decrease of 5.6% on a year-over-year basis in July. By comparison, the benchmark price for townhouse/row units was $503,200, falling by 6.7% compared to a year earlier, while the benchmark apartment price was $351,000, a decline of 6.3% from year-ago levels.
The average price of homes sold in July 2026 was $696,351, increasing by 3.8% from July 2025.
The more comprehensive year-to-date average price was $676,701, a modest decline of 2.7% from the first seven months of 2025.
The dollar value of all home sales in July 2026 was $103.1 million, up by 6% from the same month in 2025.
The number of new listings saw a substantial decrease of 10.2% from July 2025. There were 343 new residential listings in July 2026.
New listings were 0.7% below the five-year average and 4.7% above the 10-year average for the month of July.
Active residential listings numbered 680 units on the market at the end of July, a moderate decrease of 4.6% from the end of July 2025.
Active listings were 18.7% above the five-year average and 45.5% above the 10-year average for the month of July.
Months of inventory numbered 4.6 at the end of July 2026, down from the 4.9 months recorded at the end of July 2025 and above the long-run average of 2.8 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
