Cornwall and District Real Estate Board MLS® home sales decline in August
The number of homes sold through the MLS® System of the Cornwall and District Real Estate Board totaled 242 units in August 2026. This was a substantial decline of 16% from August 2025.
Home sales were 9.8% below the five-year average and 17.6% below the 10-year average for the month of August.
On a year-to-date basis, home sales totaled 1,929 units over the first eight months of the year. This was a significant decrease of 11.4% from the same period in 2025.
“Sales activity rocketed upward in July but returned to more subdued levels in August, despite very healthy levels of new supply hitting the market. Overall inventories currently stand at their highest since the end of 2018, offering buyers who are willing to get into the market an ample selection amid balanced conditions,” said Derek McEwen, President of the Cornwall and District Real Estate Board. “On another note, the new $1 billion Non-Development Charge Municipalities Stream, delivered through the Canada-Ontario Partnership to Build, will fund critical infrastructure projects that enable new housing and help municipalities meet growing demand.”
The average price of homes sold in August 2026 was $478,008, down by 9% from August 2025.
The more comprehensive year-to-date average price was $512,238, a minor decrease of 3.5% from the first eight months of 2025.
The dollar value of all home sales in August 2026 was $115.7 million, a big reduction of 23.5% from the same month in 2025.
The number of new listings edged up 0.7% (three listings) from August 2025. There were 463 new residential listings in August 2026.
New listings were 1.6% above the five-year average and 6.6% above the 10-year average for the month of August.
Active residential listings numbered 1,286 units on the market at the end of August, a gain of 21.9% from the end of August 2025. Active listings haven’t been this high in the month of August in more than five years.
Active listings were 30.3% above the five-year average and 29.9% above the 10-year average for the month of August.
Months of inventory numbered 5.3 at the end of August 2026, up from the 3.7 months recorded at the end of August 2025 and above the long-run average of 3.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
