Manitoba Real Estate Association MLS® home sales edge up year-over-year to second best May in history
The number of homes sold through MLS® Systems of real estate boards in Manitoba totaled 1,890 units in May 2025. This edged up 0.4% (seven sales) from May 2024.
Home sales were in line with the five-year average and 5.3% above the 10-year average for the month of May.
On a year-to-date basis, home sales totaled 6,455 units over the first five months of the year. This was a gain of 4.6% from the same period in 2024.
“Despite the ongoing uncertainty surrounding the economic outlook and general tariffs our housing market is currently going strong at the best levels we’ve ever seen aside from the pandemic surge,” said Catherine Schellenberg, President of the Manitoba Real Estate Association. “New supply is still coming onto the market at fairly healthy levels, but with the increase in demand our overall provincial inventories are on the decline and the provincial housing market at large is tilted into seller’s territory. Based on the strength we’re seeing it’s no surprise that average price levels set a third consecutive record in May with gains of more than 10% over the same time last year.”
The average price of homes sold in May 2025 was a record $410,233, up by 10.5% from May 2024.
The more comprehensive year-to-date average price was $395,498, an increase of 8% from the first five months of 2024.
The dollar value of all home sales in May 2025 was $775.3 million, a sizable gain of 10.9% from the same month in 2024. This was a new record for the month of May and was also the largest dollar value of homes sold for any month in history.
The number of new listings increased by 3.1% from May 2024. There were 2,688 new residential listings in May 2025.
New listings were 0.8% below the five-year average and 5.8% below the 10-year average for the month of May.
Active residential listings numbered 3,298 units on the market at the end of May, a sharp decrease of 13.3% from the end of May 2024.
Active listings were 2.8% below the five-year average and 25.4% below the 10-year average for the month of May.
Months of inventory numbered 1.7 at the end of May 2025, down from the 2 months recorded at the end of May 2024 and below the long-run average of 2.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity
