North Bay and Area REALTORS® Association MLS® home sales come in below average as new listings surge to new August record

The number of homes sold through the MLS® System of the North Bay and Area REALTORS® Association totaled 128 units in August 2026. This was a decline of 12.3% from August 2025.

Home sales were 3.9% below the five-year average and 13.6% below the 10-year average for the month of August.

On a year-to-date basis, home sales totaled 856 units over the first eight months of the year. This was a modest gain of 3.1% from the same period in 2025.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $419,300 in August 2026, increasing by 1.1% compared to August 2025.

The average price of homes sold in August 2026 was $462,561, down by 10.9% from August 2025.

The more comprehensive year-to-date average price was $500,481, a minor increase of 1.4% from the first eight months of 2025.

The dollar value of all home sales in August 2026 was $59.2 million, a big reduction of 21.9% from the same month in 2025.

The number of new listings was up by 23% from August 2025. There were 251 new residential listings in August 2026. This was also the largest number of new listings added in the month of August in history.

New listings were 25.8% above the five-year average and 28.7% above the 10-year average for the month of August.

Active residential listings numbered 483 units on the market at the end of August, a gain of 13.1% from the end of August 2025. Active listings haven’t been this high in the month of August in more than five years.

Active listings were 30.5% above the five-year average and 24.5% above the 10-year average for the month of August.

Months of inventory numbered 3.8 at the end of August 2026, up from the 2.9 months recorded at the end of August 2025 and above the long-run average of 2.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
