North Bay and Area REALTORS® Association MLS® home sales edge down, new listings skyrocket in June

The number of homes sold through the MLS® System of the North Bay and Area REALTORS® Association totaled 143 units in June 2026. This was a decline of 4.7% (seven sales) from June 2025.

Home sales were 1% above the five-year average and 7.2% below the 10-year average for the month of June.

On a year-to-date basis, home sales totaled 554 units over the first six months of the year. This was nearly unchanged, down only 0.4% (two sales) from the same period in 2025.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $419,300 in June 2026, a modest gain of 2.6% compared to June 2025.

The average price of homes sold in June 2026 was $508,185, essentially unchanged, up just 0.6% from June 2025.

The more comprehensive year-to-date average price was $504,883, a small gain of 2.7% from the first six months of 2025.

The dollar value of all home sales in June 2026 was $72.7 million, falling by 4.1% from the same month in 2025.

The number of new listings saw an advance of 34.8% from June 2025. There were 306 new residential listings in June 2026. This was the largest number of new listings added in the month of June in more than a decade.

New listings were 32.7% above the five-year average and 29.5% above the 10-year average for the month of June.

Active residential listings numbered 466 units on the market at the end of June, up by 24.6% from the end of June 2025. Active listings haven’t been this high in the month of June in more than five years.

Active listings were 38.5% above the five-year average and 20% above the 10-year average for the month of June.

Months of inventory numbered 3.3 at the end of June 2026, up from the 2.5 months recorded at the end of June 2025 and above the long-run average of 2.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
