North Bay and Area REALTORS® Association MLS® home sales, new listings close to average levels in February
The number of homes sold through the MLS® System of the North Bay and Area REALTORS® Association totaled 72 units in February 2026. This was a gain of 24.1% (14 sales) from February 2025.
Home sales were 1.9% below the five-year average and 9.9% below the 10-year average for the month of February.
On a year-to-date basis, home sales totaled 122 units over the first two months of the year. This was up by 18.4% from the same period in 2025.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $411,400 in February 2026, a modest decline of 1.4% compared to February 2025.
The average price of homes sold in February 2026 was $475,757, a minor decrease of 1.6% from February 2025.
The more comprehensive year-to-date average price was $461,982, a small reduction of 2.9% from the first two months of 2025.
The dollar value of all home sales in February 2026 was $34.3 million, increasing by 22.2% from the same month in 2025.
The number of new listings saw a sharp decrease of 11.9% (13 listings) from February 2025. There were 96 new residential listings in February 2026.
New listings were 9.3% below the five-year average and 21.5% below the 10-year average for the month of February.
Active residential listings numbered 198 units on the market at the end of February, up by 5.9% (11 listings) from the end of February 2025. Active listings haven’t been this high in the month of February in more than five years.
Active listings were 27.9% above the five-year average and 14.7% below the 10-year average for the month of February.
Months of inventory numbered 2.8 at the end of February 2026, down from the 3.2 months recorded at the end of February 2025 and below the long-run average of 3.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
