North Bay and Area REALTORS® Association MLS® home sales, new listings trending at average levels to begin 2026

The number of homes sold through the MLS® System of the North Bay and Area REALTORS® Association totaled 50 units in January 2026. This was a gain of 11.1% (five sales) from January 2025.

Home sales were 1.6% above the five-year average and 13.8% below the 10-year average for the month of January.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $404,400 in January 2026, a small gain of 3.4% compared to January 2025.

The average price of homes sold in January 2026 was $442,147, a decrease of 5.1% from January 2025.

The dollar value of all home sales in January 2026 was $22.1 million, increasing by 5.4% from the same month in 2025.

The number of new listings saw a modest gain of 1.1% (one listing) from January 2025. There were 94 new residential listings in January 2026. This was the largest number of new listings added in the month of January in more than five years.

New listings were 11.9% above the five-year average and 9.9% below the 10-year average for the month of January.

Active residential listings numbered 204 units on the market at the end of January, up by 18.6% from the end of January 2025. Active listings haven’t been this high in the month of January in more than five years.

Active listings were 39.7% above the five-year average and 4.8% below the 10-year average for the month of January.

Months of inventory numbered 4.1 at the end of January 2026, up from the 3.8 months recorded at the end of January 2025 and above the long-run average of 3.8 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
