North Bay and Area REALTORS® Association MLS® home sales subdued, new listings rise in March
The number of homes sold through the MLS® System of the North Bay and Area REALTORS® Association totaled 72 units in March 2026. This was a minor decrease of 2.7% (two sales) from March 2025.
Home sales were 23.1% below the five-year average and 33.6% below the 10-year average for the month of March.
On a year-to-date basis, home sales totaled 194 units over the first three months of the year. This was a moderate gain of 9.6% from the same period in 2025.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $421,000 in March 2026, a minor decrease of 1% compared to March 2025.
The average price of homes sold in March 2026 was $505,417, increasing by 9.8% from March 2025.
The more comprehensive year-to-date average price was $478,102, a modest gain of 1.9% from the first three months of 2025.
The dollar value of all home sales in March 2026 was $36.4 million, up by 6.8% from the same month in 2025.
The number of new listings saw an increase of 18.7% from March 2025. There were 165 new residential listings in March 2026.
New listings were 4.4% above the five-year average and 9% below the 10-year average for the month of March.
Active residential listings numbered 258 units on the market at the end of March, a moderate gain of 9.3% from the end of March 2025. Active listings haven’t been this high in the month of March in more than five years.
Active listings were 33.4% above the five-year average and 5.9% below the 10-year average for the month of March.
Months of inventory numbered 3.6 at the end of March 2026, up from the 3.2 months recorded at the end of March 2025 and above the long-run average of 2.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
