Central Lakes Association of REALTORS® Report May Housing Market Statistics
The Central Lakes Association of REALTORS® (CLAR) has released its latest housing market statistics for the month of May, highlighting continued growth in listings and overall activity across the Region as the market moves into the summer season.
“We’re seeing both sales and active listings trend upward across our Region compared to last month, suggesting cautious optimism among buyers and sellers,” said CLAR President Christine Riley. “The Bank of Canada’s recent decision to maintain its overnight lending rate at 2.75% provides some welcome stability, although uncertainty around trade continues to weigh on consumer confidence. Some buyers may still be waiting for greater clarity.”
In Durham Region, 850 homes were sold in May 2025, with an average sale price of $905,702. While both figures are slightly lower than May 2024 (907 sales with an average price of $954,942), market activity remains steady. Notably, active listings surged by 48% to 2,798, and new listings grew by 18% to 2,461, offering buyers more choice.
The strong performance in Hastings County pointed to sustained buyer interest in the area, with the number of sales rising 23% year-over-year, from 197 in May 2024 to 243 in May 2025. The average price however, saw a decrease dropping from $572,707 in May 2024 to $544,235 in May 2025.
Kawartha Lakes had 104 sales in May, a slight dip from the 111 sales realized during the same period last year. The average sale price also saw a decline to $758,025, down from $852,273 in May 2024. Despite the overall decline, the market showed healthy inventory growth, with new listings up 19% to 406, and an increase of over 16% in active listings to 641.
158 sales were reported in May 2025 in Northumberland County, up from the 146 reported in May of the previous year. The average sale price this month of $690,187 is down from last year’s sale price of $747,359. The 19% year-over-year increase in active listings from 579 to 692 gives buyers more options to choose from, increasing the potential they’ll find a property that best suits their needs and budget.
In Peterborough, market activity remained consistent with 195 sales, compared to 201 in May 2024. The average price increased from $737,942 to $778,527 year-over-year. Days on market remained stable at 28 days, slightly up from the 25 days last year, indicating that homes are still moving at a steady pace.
Prince Edward County reported 31 sales, mirroring the same number recorded in May 2024. While average prices declined from $802,759 to $727,981, consistent transaction volume reflects steady demand in this unique market.
“As all levels of government have acknowledged, housing affordability remains one of the most pressing issues facing Canadians,” said CLAR CEO Wendy Giroux. “Now, we need meaningful action. That means accelerating infrastructure investment, cutting red tape for new developments, and empowering municipalities to expand affordable housing supply. Every home sold and every new build contributes significantly to our economy. With inflation remaining low and interest rates holding steady, market stability is encouraging—but additional support is critical for first-time buyers and those facing mortgage renewals in today’s climate.”
