Demand for MLS® listed homes in Sault Ste. Marie remains stable in September; active listings in line with historical norm for the month

The number of homes sold through the MLS® System of the Sault Ste. Marie Real Estate Board totaled 164 units in September 2025. This was a gain of 6.5% (10 sales) from September 2024.

Home sales were 5.4% above the five-year average and 1.9% above the 10-year average for the month of September.

On a year-to-date basis, home sales totaled 1,331 units over the first nine months of the year. This was up by 5.4% from the same period in 2024.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $315,100 in September 2025, a gain of 4.6% compared to September 2024.

The average price of homes sold in September 2025 was $310,811, a minor decrease of 3.7% from September 2024.

The more comprehensive year-to-date average price was $334,606, a slight gain of 0.6% from the first nine months of 2024.

The dollar value of all home sales in September 2025 was $51 million, increasing by 2.6% from the same month in 2024.

The number of new listings saw a gain of 12.7% from September 2024. There were 283 new residential listings in September 2025. This was the largest number of new listings added in the month of September in more than a decade.

New listings were 21.8% above the five-year average and 24.2% above the 10-year average for the month of September.

Active residential listings numbered 546 units on the market at the end of September, up by 16.2% from the end of September 2024. Active listings haven’t been this high in the month of September in more than five years.

Active listings were 36.4% above the five-year average and 5.4% below the 10-year average for the month of September.

Months of inventory numbered 3.3 at the end of September 2025, up from the 3.1 months recorded at the end of September 2024 and below the long-run average of 3.8 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
