Sales of single detached homes in the City of Thunder Bay numbered 59 units in March 2026. This was a moderate gain of 7.3% (four sales) from the same period in 2025.

Single detached home sales were 8.1% below the five-year average and 18.5% below the 10-year average for the month of March.

On a year-to-date basis, single detached home sales totaled 133 units over the first three months of the year. This edged down 0.7% (one sale) from the same period in 2025.

“March marked an encouraging start to the spring market, with sales holding steady from a year ago while also moving meaningfully higher from recent monthly totals. Even so, activity remained a bit softer than we typically expect for this time of year. New listings also picked up, landing right around the historical norm for March, while available inventory at the end of the month remained above average, giving buyers a healthy range of options.” said Karen Hill, President of the Thunder Bay Real Estate Board. “Thunder Bay remains a distinct anomaly compared to other markets in the province because we are still seeing a firm seller’s market with multiple offers on many new listings. At the same time the MLS® HPI Composite Benchmark Price for the board remains stable, continuing to creep higher year over year, led by particularly strong gains in the apartment segment.”

The median sale price for single detached homes sold in March 2026 was $398,000, a gain of 5.4% from March 2025.

The more comprehensive year-to-date median price was $399,000, up by 10.5% from the first three months of 2025.

Single detached properties spent more time on the market before selling in March 2026 than they had a year earlier. The median number of days on market for single detached home sales was 14 in March 2026, up from the 13 days recorded in March 2025.

The dollar value of all single detached home sales in March 2026 was $24.4 million, an increase of 9.7% from the same month in 2025.
