Sales of single detached homes in the City of Thunder Bay numbered 77 units in November 2025. This was a decline of 12.5% (11 sales) from the same period in 2024.

Single detached home sales were 1.8% below the five-year average and 4.8% below the 10-year average for the month of November.

On a year-to-date basis, single detached home sales totaled 962 units over the first 11 months of the year. This was a gain of 7.8% from the same period in 2024.

“MLS® listed single detached home sales in the City of Thunder Bay slowed to reflect a return to more typical conditions for this time of year, while board-wide totals sat at the highest year-to-date figure since 2021. The number of newly listed homes was down marginally from this time last year and came in below what we would typically expect for November,” said Spencer Smith, President of the Thunder Bay Real Estate Board. “The number of available homes shrank from October, falling below the 400-home mark for the first time since spring, tracking well below the historical norm for the month. All in all, year-to-date sales are running nearly eight percent ahead of last year and prices have posted solid gains. These trends point to a market that remains fundamentally strong as we transition into the winter months.”

The median sale price for single detached homes sold in November 2025 was $375,000, up by 4.3% from November 2024.

The more comprehensive year-to-date median price was $400,000, an increase of 12.7% from the first 11 months of 2024.

Single detached properties spent less time on the market before selling in November 2025 than they had a year earlier. The median number of days on market for single detached home sales was 14 in November 2025, down from the 15.5 days recorded in November 2024.

The dollar value of all single detached home sales in November 2025 was $30.4 million, a big reduction of 10.2% from the same month in 2024.
