City of Thunder Bay and board-wide sales hold above average while listings tighten in October

Sales of single detached homes in the City of Thunder Bay numbered 100 units in October 2025. This increased by 1% (one sale) from the same period in 2024.

Single detached home sales were 1.6% above the five-year average and 1.7% above the 10-year average for the month of October.

On a year-to-date basis, single detached home sales totaled 886 units over the first 10 months of the year. This was a gain of 10.2% from the same period in 2024.

“Sales across the board and in the City of Thunder Bay both showed solid results in October. In the city, sales climbed back above the 100-home mark, right around where we would expect for this time of year. Across the wider region, activity held steady and came in above seasonal norms. New listings on the other hand, were a bit lighter than usual, coming in below historical levels for the month,” said Spencer Smith, President of the Thunder Bay Real Estate Board. “With fewer new properties hitting the market and active listings sliding below 500 homes, conditions continued to tighten further into sellers’ territory. Demand remains strong, and buyers are competing for a smaller pool of available homes. Working with a REALTOR® is especially important in markets like this. The median sale price for single detached homes sold in October 2025 was $390,000, up by 6.8% from October 2024.

The more comprehensive year-to-date median price was $400,000, an increase of 12.7% from the first 10 months of 2024.

Single detached properties spent less time on the market before selling in October 2025 than they had a year earlier. The median number of days on market for single detached home sales was 14.5 in October 2025, down from the 15 days recorded in October 2024.

The dollar value of all single detached home sales in October 2025 was $41.6 million, a moderate gain of 4% from the same month in 2024. This was also a new record for the month of October.
