Timmins, Cochrane & Timiskaming Districts Association of REALTORS® reports below-average number of MLS® home sales in March
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 79 units in March 2026. This was a large decline of 12.2% (11 sales) from March 2025.
Home sales were 14.9% below the five-year average and 18.6% below the 10-year average for the month of March.
On a year-to-date basis, home sales totaled 192 units over the first three months of the year. This decreased by 6.8% (14 sales) from the same period in 2025.
The average price of homes sold in March 2026 was $309,372, a gain of 10.5% from March 2025.
The more comprehensive year-to-date average price was $296,126, up by 8.1% from the first three months of 2025.
The dollar value of all home sales in March 2026 was $24.4 million, a minor decrease of 3% from the same month in 2025.
The number of new listings saw a big reduction of 21.2% from March 2025. There were 93 new residential listings in March 2026. This was the lowest number of new listings added in the month of March in four decades.
New listings were 33.7% below the five-year average and 43.6% below the 10-year average for the month of March.
Active residential listings numbered 220 units on the market at the end of March, a substantial reduction of 31.3% from the end of March 2025.
Active listings were 15.4% below the five-year average and 50.6% below the 10-year average for the month of March.
Months of inventory numbered 2.8 at the end of March 2026, down from the 3.6 months recorded at the end of March 2025 and below the long-run average of 5.4 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
