Timmins, Cochrane & Timiskaming Districts MLS® home sales surge from April total, helped by spike in new listings

The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 119 units in May 2026. This was a moderate decrease of 5.6% (seven sales) from May 2025.

Home sales were 8.9% below the five-year average and 7.2% below the 10-year average for the month of May.

On a year-to-date basis, home sales totaled 390 units over the first five months of the year. This decreased by 8.9% from the same period in 2025.

The average price of homes sold in May 2026 was $317,850, a gain of 11.8% from May 2025.

The more comprehensive year-to-date average price was $305,012, up by 7.6% from the first five months of 2025.

The dollar value of all home sales in May 2026 was $37.8 million, an increase of 5.6% from the same month in 2025.

The number of new listings saw a moderate decrease of 9.9% from May 2025. There were 219 new residential listings in May 2026. This was the lowest number of new listings added in the month of May in five years.

New listings were 13.2% below the five-year average and 12.5% below the 10-year average for the month of May.

Active residential listings numbered 309 units on the market at the end of May, a substantial reduction of 31.2% from the end of May 2025.

Active listings were 18.7% below the five-year average and 44.1% below the 10-year average for the month of May.

Months of inventory numbered 2.6 at the end of May 2026, down from the 3.6 months recorded at the end of May 2025 and below the long-run average of 4.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
