Timmins, Cochrane & Timiskaming MLS® home sales remain stable in July; overall inventory rises for fourth straight month
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 155 units in July 2026. This increased by 9.2% (13 sales) from July 2025.
Home sales were 12% above the five-year average and 10.9% above the 10-year average for the month of July.
On a year-to-date basis, home sales totaled 701 units over the first seven months of the year. This was a modest decline of 2.8% from the same period in 2025.
The average price of homes sold in July 2026 was $327,594, up by 4.4% from July 2025.
The more comprehensive year-to-date average price was $317,578, an increase of 7.3% from the first seven months of 2025.
The dollar value of all home sales in July 2026 was $50.8 million, a gain of 14% from the same month in 2025. This was also a new record for the month of July.
The number of new listings decreased by 5.9% (13 listings) from July 2025. There were 206 new residential listings in July 2026.
New listings were 0.7% below the five-year average and 6.3% below the 10-year average for the month of July.
Active residential listings numbered 366 units on the market at the end of July, a notable decrease of 23.3% from the end of July 2025. Active listings haven’t been this low in the month of July in five years.
Active listings were 17.4% below the five-year average and 40.4% below the 10-year average for the month of July.
Months of inventory numbered 2.4 at the end of July 2026, down from the 3.4 months recorded at the end of July 2025 and below the long-run average of 4.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
