MLS® home sales in Timmins, Cochrane & Timiskaming Districts rise to second highest December total on record

The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 68 units in December 2025. This increased by 21.4% (12 sales) from December 2024.

Home sales were 0.9% below the five-year average and 2.3% above the 10-year average for the month of December.

On an annual basis, home sales totaled 1,307 units over the course of 2025. This was a gain of 11.4% from 2024.

The average price of homes sold in December 2025 was $264,214, unchanged from December 2024.

The more comprehensive annual average price was $291,976, a minor increase of 1.2% from all of 2024.

The dollar value of all home sales in December 2025 was $18 million, a sizable gain of 21.5% from the same month in 2024.

The number of new listings saw a substantial decline of 28.7% from December 2024. There were 57 new residential listings in December 2025.

New listings were 15.2% below the five-year average and 23.2% below the 10-year average for the month of December.

Active residential listings numbered 232 units on the market at the end of December, a sharp decrease of 23.4% from the end of December 2024.

Active listings were 3.1% below the five-year average and 44% below the 10-year average for the month of December.

Months of inventory numbered 3.4 at the end of December 2025, down from the 5.4 months recorded at the end of December 2024 and below the long-run average of 7.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
