Timmins, Cochrane & Timiskaming Districts Association reports strong sales in May
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 129 units in May 2025. This was a decline of 1.5% (two sales) from May 2024.
Home sales were 14.5% below the five-year average and 3% below the 10-year average for the month of May.
On a year-to-date basis, home sales totaled 432 units over the first five months of the year. This was nearly unchanged, down only 0.5% (two sales) from the same period in 2024.
The average price of homes sold in May 2025 was $281,133, a minor decrease of 3.8% from May 2024.
The more comprehensive year-to-date average price was $282,203, a slight reduction of 0.8% from the first five months of 2024.
The dollar value of all home sales in May 2025 was $36.3 million, falling by 5.2% from the same month in 2024.
The number of new listings saw a sharp decrease of 10.6% from May 2024. There were 261 new residential listings in May 2025.
New listings were 0.1% below the five-year average and 3.5% below the 10-year average for the month of May.
Active residential listings numbered 473 units on the market at the end of May, down by 5.8% from the end of May 2024.
Active listings were 15.9% above the five-year average and 28.2% below the 10-year average for the month of May.
Months of inventory numbered 3.7 at the end of May 2025, down from the 3.8 months recorded at the end of May 2024 and below the long-run average of 5.4 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
