Timmins, Cochrane & Timiskaming Districts MLS® home sales ease; active listings drop below five-year average in November
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 89 units in November 2025. This was a modest gain of 1.1% (one sale) from November 2024.
Home sales were 9.2% below the five-year average and 7.2% below the 10-year average for the month of November.
On a year-to-date basis, home sales totaled 1,240 units over the first 11 months of the year. This was up by 11% from the same period in 2024.
The average price of homes sold in November 2025 was $276,706, a minor decrease of 3.8% from November 2024.
The more comprehensive year-to-date average price was $293,288, a small gain of 1.2% from the first 11 months of 2024.
The dollar value of all home sales in November 2025 was $24.6 million, falling by 2.7% from the same month in 2024.
The number of new listings saw a sharp decrease of 16.7% from November 2024. There were 105 new residential listings in November 2025. This was the lowest number of new listings added in the month of November in more than 15 years.
New listings were 10.1% below the five-year average and 15.9% below the 10-year average for the month of November.
Active residential listings numbered 283 units on the market at the end of November, down sharply by 21.2% from the end of November 2024.
Active listings were 4.1% below the five-year average and 42.8% below the 10-year average for the month of November.
Months of inventory numbered 3.2 at the end of November 2025, down from the 4.1 months recorded at the end of November 2024 and below the long-run average of 5.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
