Timmins, Cochrane & Timiskaming Districts Association of REALTORS® reports highest single month MLS® home sales total since July 2022
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 157 units in June 2026. This was up by 4% (six sales) from June 2025.
Home sales were 7.8% above the five-year average and 11.5% above the 10-year average for the month of June.
On a year-to-date basis, home sales totaled 547 units over the first six months of the year. This was a decrease of 5.5% from the same period in 2025.
The average price of homes sold in June 2026 was a record $339,568, a moderate gain of 8% from June 2025.
The more comprehensive year-to-date average price was $314,930, increasing by 8% from the first six months of 2025.
The dollar value of all home sales in June 2026 was $53.3 million, a gain of 12.3% from the same month in 2025. This was a new record for the month of June and was also the largest dollar value of homes sold for any month in history.
The number of new listings was up by 16.8% from June 2025. There were 236 new residential listings in June 2026.
New listings were 4.4% above the five-year average and 0.6% above the 10-year average for the month of June.
Active residential listings numbered 351 units on the market at the end of June, a substantial decrease of 22.5% from the end of June 2025. Active listings haven’t been this low in the month of June in five years.
Active listings were 16.1% below the five-year average and 40.5% below the 10-year average for the month of June.
Months of inventory numbered 2.2 at the end of June 2026, down from the 3 months recorded at the end of June 2025 and below the long-run average of 4.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
