Timmins, Cochrane & Timiskaming MLS® home sales hold steady year over year as market conditions tighten
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 129 units in August 2026. This was up only 0.8% (one sale) from August 2025.
Home sales were 3.3% below the five-year average and 3.7% below the 10-year average for the month of August.
On a year-to-date basis, home sales totaled 829 units over the first eight months of the year. This was down modestly by 2.4% from the same period in 2025.
The average price of homes sold in August 2026 was $301,500, a minor increase of 3.9% from August 2025.
The more comprehensive year-to-date average price was $314,990, a moderate gain of 6.8% from the first eight months of 2025.
The dollar value of all home sales in August 2026 was $38.9 million, increasing by 4.7% from the same month in 2025.
The number of new listings saw a sharp decrease of 11.7% from August 2025. There were 174 new residential listings in August 2026. This was the lowest number of new listings added in the month of August in more than 15 years.
New listings were 6.3% below the five-year average and 11.2% below the 10-year average for the month of August.
Active residential listings numbered 375 units on the market at the end of August, down sharply by 18.7% from the end of August 2025. Active listings haven’t been this low in the month of August in five years.
Active listings were 13.6% below the five-year average and 38% below the 10-year average for the month of August.
Months of inventory numbered 2.9 at the end of August 2026, down from the 3.6 months recorded at the end of August 2025 and below the long-run average of 4.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
