The Barrie & District Association of REALTORS® (BDAR) has released its latest market data for June 2025, revealing steady market activity alongside continued growth in housing inventory across Simcoe County. While prices have moderated, a slight increase in sales and a strong supply of listings point to a healthy, more balanced market environment.
Simcoe County recorded 445 home sales in June 2025, showing a modest 1.34% decline from the 451 homes sold in June 2024. Compared to May 2025, however, sales rose by 2.47%, reflecting consistent buyer engagement at the start of summer.
The average sale price in the region reached $828,459, down 4.68% year-over-year and 2.47% lower than May, suggesting that buyers continue to benefit from increased selection and negotiation power.
New listings totaled 1,638 in June, a 15.50% year-over-year increase, while active listings grew to 2,749, up 22.33% from June 2024 and 6.58% higher than May. The months of inventory climbed to 5.3, up from 4.0 last year, reinforcing a shift toward more balanced conditions.
