BDAR Stats: May 2025
The Barrie & District Association of REALTORS® (BDAR) has released its latest market data for May 2025, indicating continued growth in new listings and inventory across Simcoe County. While sales have moderated compared to the same time last year, month-over-month trends reflect steady activity and rising prices heading into the summer season.
Simcoe County recorded 434 home sales in May, down 17.28% from the 509 sales reported in May 2024. However, compared to April 2025, sales rose by 19.55%, reflecting sustained market momentum heading into the summer months.
The average sale price was $849,002, nearly unchanged from May 2024 (down just 0.01%) and up 3.00% from the April 2025 average of $824,196, suggesting stable pricing and resilient demand across the region.
New listings increased 1,765, an increase of 16.34% year-over-year, offering buyers more options and flexibility. Active listings also rose to 2,566, a 28.42% increase compared to last May, though down from April’s peak. The months of inventory rose to 5.1, up from 3.6 last year and 3.9 in April, reflecting a more balanced and buyer-friendly environment.
“The May data reflects a stable and competitive spring market,” says BDAR Chair, Robin Jones. “With more listings and modest price growth, buyers have greater opportunities, while sellers still benefit from strong market fundamentals. REALTORS® continue to provide critical support and guidance as conditions evolve.”
In Barrie, 184 homes were sold in May 2025, down 25.80% year-over-year, but up 8.23% from April. The average price in Barrie reached $743,470, down 4.81% from May 2024 but up 2.56% month-over-month. New listings in the city rose 12.40% from last year to 716, while active listings increased 36.81% to 996. Months of inventory in Barrie climbed to 4.2, indicating more choice and time for buyers.
