Sudbury Real Estate Board reports MLS® home sales up in August; active listings down year over year

The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 259 units in August 2025. This was up by 12.6% from August 2024.

Home sales were 1.6% above the five-year average and 4% below the 10-year average for the month of August.

On a year-to-date basis, home sales totaled 1,779 units over the first eight months of the year. This was essentially unchanged, up just 0.9% from the same period in 2024.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $495,600 in August 2025, increasing by 3.2% compared to August 2024.

The average price of homes sold in August 2025 was $479,305, a small gain of 3.9% from August 2024.

The more comprehensive year-to-date average price was $504,413, increasing by 5.2% from the first eight months of 2024.

The dollar value of all home sales in August 2025 was $124.1 million, a gain of 17% from the same month in 2024. This was also a new record for the month of August.

The number of new listings was up modestly by 3.4% (11 listings) from August 2024. There were 335 new residential listings in August 2025.

New listings were 3.5% below the five-year average and 12.3% below the 10-year average for the month of August.

Active residential listings numbered 685 units on the market at the end of August, a decrease of 6.9% from the end of August 2024.

Active listings were 7.1% above the five-year average and 30.1% below the 10-year average for the month of August.

Months of inventory numbered 2.6 at the end of August 2025, down from the 3.2 months recorded at the end of August 2024 and below the long-run average of 3.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
