Demand softens for MLS® listed homes in Woodstock Ingersoll Tillsonburg & Area during April
The number of homes sold through the MLS® System of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS® totaled 160 units in April 2025. This decreased by 9.6% from April 2024.
Home sales were 14.2% below the five-year average and 13.4% below the 10-year average for the month of April.
On a year-to-date basis, home sales totaled 492 units over the first four months of the year. This was a significant decrease of 14.9% from the same period in 2024.
“Sales rebounded to the highest single month total since the fall but remained below last year’s totals and historical averages for the month. New listings we down slightly from last April but were in line with what would be expected for this time of year,” said Cassandra Benard, President of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS®. “With the number of newly listed properties nearly doubling the pace of sales, overall inventory rose for the third consecutive month. As a result, active listings were significantly above the long-term average for the month and market balance remained tilted in favour of buyers. Now that the election is behind us and the Bank of Canada has decided to hold interest rates steady, the task ahead is to address the continued uncertainty of shifting tariffs and how those developments are impacting our local job and housing market.”
The average price of homes sold in April 2025 was $622,196, down by 9.3% from April 2024.
The more comprehensive year-to-date average price was $637,727, a minor decrease of 3.6% from the first four months of 2024.
The dollar value of all home sales in April 2025 was $99.6 million, a big reduction of 18% from the same month in 2024.
The number of new listings fell 8% from April 2024. There were 310 new residential listings in April 2025.
New listings were 1.2% above the five-year average and 14.5% above the 10-year average for the month of April.
Active residential listings numbered 648 units on the market at the end of April, a gain of 19.1% from the end of April 2024. Active listings haven’t been this high in the month of April in a decade.
Active listings were 59.4% above the five-year average and 68.4% above the 10-year average for the month of April.
Months of inventory numbered 4 at the end of April 2025, up from the 3.1 months recorded at the end of April 2024 and above the long-run average of 2.2 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
