Chilliwack and District Real Estate Board MLS® home sales appear to mount recovery in May

The number of homes sold through the MLS® System of the Chilliwack and District Real Estate Board totaled 220 units in May 2026. This increased by 22.2% from May 2025.

Home sales were 14.4% below the five-year average and 25.8% below the 10-year average for the month of May.

On a year-to-date basis, home sales totaled 823 units over the first five months of the year. This was a significant decrease of 17.2% from the same period in 2025.

“Sales activity really bottomed out at the beginning of the year, but through the early spring we’re seeing promising signs of a recovery,” said Rob Lacerte, President of the Chilliwack and District Real Estate Board. “Although sales are up, we are still some ways off from returning to a more normal market on the demand side. New listings have come down in recent months, which is tempering further growth in overall supply levels and should hopefully help with bringing out market back into balanced territory in the next few months should these trends persist.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $736,000 in May 2026, falling by 3.6% compared to May 2025.

The benchmark price for single-family homes was $899,800, a decline of 4.1% on a year-over-year basis in May. By comparison, the benchmark price for townhouse/row units was $609,000, down modestly by 3.1% compared to a year earlier, while the benchmark apartment price was $416,100, a minor decrease of 3.2% from year-ago levels.

The average price of homes sold in May 2026 was $824,371, up by 6.7% from May 2025.

The more comprehensive year-to-date average price was $770,989, essentially unchanged, up just 0.8% from the first five months of 2025.

The dollar value of all home sales in May 2026 was $181.4 million, a jump of 30.4% from the same month in 2025.

The number of new listings saw a substantial decline of 20.7% from May 2025. There were 491 new residential listings in May 2026. This was the lowest number of new listings added in the month of May in more than five years.

New listings were 17% below the five-year average and 14.5% below the 10-year average for the month of May.

Active residential listings numbered 1,350 units on the market at the end of May, a decline of 5.5% from the end of May 2025.

Active listings were 11.5% above the five-year average and 21.9% above the 10-year average for the month of May.

Months of inventory numbered 6.1 at the end of May 2026, down from the 7.9 months recorded at the end of May 2025 and above the long-run average of 4.4 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
