Chilliwack and District Real Estate Board MLS® home sales post surprise rebound in June
The number of homes sold through the MLS® System of the Chilliwack and District Real Estate Board totaled 254 units in June 2025. This was a small gain of 2.4% (six sales) from June 2024.
Home sales were 4.5% below the five-year average and 21.7% below the 10-year average for the month of June.
On a year-to-date basis, home sales totaled 1,251 units over the first six months of the year. This was a substantial decline of 16.7% from the same period in 2024.
“Although home sales were only just above levels from the same month last year, June marked a departure from the declining monthly trend that began in early 2025. Right now, it’s too early to tell if this is the beginning of momentum that will get us back on track to more solid activity or just a one-off,” said Emily Vernon, President of the Chilliwack and District Real Estate Board. “New supply is still declining as sellers are pulling back from the recent peak activity at the beginning of the year, which should hopefully allow the market to move away from buyer’s territory and back to the lower end of a more balanced position.”
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $759,500 in June 2025, increasing by 1.2% compared to June 2024.
The benchmark price for single-family homes was $932,900, a modest gain of 2.6% on a year-over-year basis in June. By comparison, the benchmark price for townhouse/row units was $633,000, down modestly by 1.5% compared to a year earlier, while the benchmark apartment price was $419,900, essentially unchanged, up just 0.3% from year-ago levels.
The average price of homes sold in June 2025 was $795,883, a modest gain of 3.1% from June 2024.
The more comprehensive year-to-date average price was $770,686, down modestly by 1% from the first six months of 2024.
The dollar value of all home sales in June 2025 was $202.2 million, an increase of 5.6% from the same month in 2024.
The number of new listings saw a big reduction of 16.8% from June 2024. There were 462 new residential listings in June 2025.
New listings were 11.5% below the five-year average and 12.8% below the 10-year average for the month of June.
Active residential listings numbered 1,372 units on the market at the end of June, increasing by 9.3% from the end of June 2024. Active listings haven’t been this high in the month of June in more than five years.
Active listings were 23.8% above the five-year average and 29% above the 10-year average for the month of June.
Months of inventory numbered 5.4 at the end of June 2025, up from the 5.1 months recorded at the end of June 2024 and above the long-run average of 3.8 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
