MLS® home sales in Windsor-Essex County off to a modest start in 2025
The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 329 units in January 2025. This increased by 1.5% (five sales) from January 2024.
Home sales were 11.7% below the five-year average and 12.5% below the 10-year average for the month of January.
“Sales came in a little on the light side for a typical January, but still up from the first month of 2024. New listings surged to nearly double the December tally, yet despite this influx, overall inventory remained unchanged from the end of 2024,” said Maggie Chen, President of the Windsor-Essex County Association of REALTORS®. “I do not think demand has softened; I think buyers are taking their time to make a decision. Properties in the lower end of the market are still drawing multiple bids and often selling for well above the asking price. The biggest obstacle to a strong spring market looms large – the heavily criticized tariffs set to take effect in early March which may well determine the direction of the market for the foreseeable future.”
The average price of homes sold in January 2025 was $558,951, up by 7.1% from January 2024.
The dollar value of all home sales in January 2025 was $183.9 million, a moderate gain of 8.8% from the same month in 2024.
The number of new listings saw a substantial gain of 32.4% from January 2024. There were 927 new residential listings in January 2025. This was the largest number of new listings added in the month of January in more than 15 years.
New listings were 34.5% above the five-year average and 47.3% above the 10-year average for the month of January.
Active residential listings numbered 1,243 units on the market at the end of January, a gain of 19.1% from the end of January 2024. Active listings haven’t been this high in the month of January in more than five years.
Active listings were 50.4% above the five-year average and 35% above the 10-year average for the month of January.
Months of inventory numbered 3.8 at the end of January 2025, up from the 3.2 months recorded at the end of January 2024 and above the long-run average of 2.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
