Demand for MLS® home sales in Windsor-Essex County eases in June: inventory continues rising

The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 534 units in June 2025. This was a slight gain of 0.4% (two sales) from June 2024.

Home sales were 14.2% below the five-year average and 21.9% below the 10-year average for the month of June.

On a year-to-date basis, home sales totaled 2,615 units over the first six months of the year. This decreased by 5% from the same period in 2024.

“June brought a cooler pace to our local market, with both sales and new listings easing back from May totals. The key difference? Sales remained below the long-term average while the number of newly listed homes climbed further above typical seasonal levels – outpacing sales by more than 2:1. This influx of new listings helped to keep sales above the 500-home mark for the second consecutive month,” said Julianna Biondo, President of the Windsor-Essex County Association of REALTORS®. “Active listings climbed for the fifth straight month, reaching levels not seen since fall 2015. The MLS® HPI Benchmark Price continued to slide and combined with the steadily growing inventory, leaves market conditions firmly tilted in favour of buyers. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $568,700 in June 2025, falling by 2.8% compared to June 2024.

The benchmark price for single-family homes was $615,500, a decline of 3.4% on a year-over-year basis in June. By comparison, the benchmark price for townhouse/row units was $439,800, down modestly by 1.3% compared to a year earlier, while the benchmark apartment price was $380,200, a minor decrease of 1.5% from year-ago levels.

The average price of homes sold in June 2025 was $568,300, a gain of 1.9% from June 2024.

The more comprehensive year-to-date average price was $562,205, nearly unchanged, up only 0.5% from the first six months of 2024.

The dollar value of all home sales in June 2025 was $303.5 million, a minor increase of 2.3% from the same month in 2024.

The number of new listings rose by 11.5% from June 2024. There were 1,480 new residential listings in June 2025.

New listings were 5.6% above the five-year average and 21.6% above the 10-year average for the month of June.

Active residential listings numbered 2,186 units on the market at the end of June, increasing by 16% from the end of June 2024. Active listings haven’t been this high in the month of June in a decade.

Active listings were 40% above the five-year average and 53.3% above the 10-year average for the month of June.

Months of inventory numbered 4.1 at the end of June 2025, up from the 3.5 months recorded at the end of June 2024 and above the long-run average of 2.2 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
