MLS® home sales ease during May in Windsor-Essex County while prices remain stable
The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 473 units in May 2026. This was a decline of 16.1% from May 2025.
Home sales were 17.3% below the five-year average and 27.5% below the 10-year average for the month of May.
On a year-to-date basis, home sales totaled 1,953 units over the first five months of the year, down by 6.1% from the same period in 2025.
“May was a quieter month for our regional market, with sales easing from April and falling well below last year’s level, marking the lowest May total since 2020. New listings also edged lower, while overall inventory remained significantly elevated, moving above the 2,000 available home mark for the first time since last fall,” said Alyssa Ismail, President of the Windsor-Essex County Association of REALTORS®. “Market conditions remained firmly in favour of buyers as they have for all of 2026. The MLS® HPI Composite Benchmark Price was relatively stable, inching upward from April and essentially flat compared to May 2025. In this kind of market, we recommend reaching out to a trusted local REALTOR® who can play an important role in helping buyers identify opportunities and helping sellers price and position their homes with confidence.”
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $583,500 in May 2026, edging up 0.3% compared to May 2025.
The benchmark price for single-family homes was $632,300, up only 0.2% on a year-over-year basis in May. By comparison, the benchmark price for townhouse/row units was $443,700, down modestly by 2.1% compared to a year earlier, while the benchmark apartment price was $379,300, a minor decrease of 1.5% from year-ago levels.
The average price of homes sold in May 2026 was $555,505, up modestly by 1.2% from May 2025.
The more comprehensive year-to-date average price was $543,799, a minor decrease of 3% from the first five months of 2025.
The dollar value of all home sales in May 2026 was $262.8 million, a reduction of 15.2% from the same month in 2025.
The number of new listings saw a decline of 12.3% from May 2025. There were 1,363 new residential listings in May 2026.
New listings were 4.3% below the five-year average and 11% above the 10-year average for the month of May.
Active residential listings numbered 2,184 units on the market at the end of May, a modest gain of 3.7% from the end of May 2025. Active listings haven’t been this high in the month of May in more than a decade.
Active listings were 27.8% above the five-year average and 59.8% above the 10-year average for the month of May.
Months of inventory numbered 4.6 at the end of May 2026, up from the 3.7 months recorded at the end of May 2025 and above the long-run average of 2.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
