Demand for MLS® listed homes in Windsor-Essex County bucks the trend in Southern Ontario

The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 569 units in July 2025. This was a moderate gain of 6.6% from July 2024.

Home sales were 2.2% above the five-year average and 11.8% below the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 3,184 units over the first seven months of the year, falling by 3.1% from the same period in 2024.

“July’s housing market kept a steady pace, with sales inching ahead of last year and landing comfortably above the five-year average – a clear sign that buyers remain engaged. New listings held firm, nearly a carbon copy of June, and slightly elevated for this point in the season,” said Julianna Biondo, President of the Windsor-Essex County Association of REALTORS®. “Inventory continued to build, reaching levels we haven’t seen in July since 2015, giving buyers more choice and breathing room to negotiate. At the same time, the MLS® HPI composite benchmark price saw its third consecutive dip, pointing to a subtle shift in pricing. In a market this nuanced, having a REALTOR® by your side isn’t just helpful, it’s essential to making informed, confident decisions.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $566,400 in July 2025, falling by 2.7% compared to July 2024.

The benchmark price for single-family homes was $610,900, a modest decline of 3.2% on a year-over-year basis in July. By comparison, the benchmark price for townhouse/row units was $422,800, down by 5% compared to a year earlier, while the benchmark apartment price was $389,000, a minor decrease of 1.2% from year-ago levels.

The average price of homes sold in July 2025 was $582,133, up only 0.6% from July 2024.

The more comprehensive year-to-date average price was $565,766, nearly unchanged, up only 0.6% from the first seven months of 2024.

The dollar value of all home sales in July 2025 was $331.2 million, an increase of 7.2% from the same month in 2024.

The number of new listings saw a moderate gain of 6% from July 2024. There were 1,488 new residential listings in July 2025. This was also the largest number of new listings added in the month of July in history.

New listings were 12.6% above the five-year average and 27.6% above the 10-year average for the month of July.

Active residential listings numbered 2,163 units on the market at the end of July, increasing by 11% from the end of July 2024. Active listings haven’t been this high in the month of July in a decade.

Active listings were 30.7% above the five-year average and 45.3% above the 10-year average for the month of July.

Months of inventory numbered 3.8 at the end of July 2025, up from the 3.6 months recorded at the end of July 2024 and above the long-run average of 2.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
