More choice begins reshaping the Windsor-Essex County spring market in April
The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 487 units in April 2026. This increased by 6.3% from April 2025.
Home sales were 7% below the five-year average and 15.3% below the 10-year average for the month of April.
On a year-to-date basis, home sales totaled 1,481 units over the first four months of the year. This was a modest decline of 2.2% from the same period in 2025.
“April gave buyers something they have been waiting for: more choice. Sales continued to build as we moved deeper into spring, but the bigger shift was the increase in new listings and available inventory. That has changed the tone of the market from one where buyers had to react quickly, to one where they can compare options, look more closely at value, and negotiate with a little more confidence,” said Julianna Biondo, President of the Windsor-Essex County Association of REALTORS®. “For sellers, more competition means pricing has to be realistic from day one and presentation matters. Our local market still has energy, but it is now more selective. Buyers are watching affordability, sellers are watching the competition, and the best decisions are being made by people who understand the numbers street by street, not just month by month. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $579,200 in April 2026, falling by 1.7% compared to April 2025.
The benchmark price for single-family homes was $627,400, a modest decline of 1.7% on a year-over-year basis in April. By comparison, the benchmark price for townhouse/row units was $440,600, nearly unchanged, down only 0.9% compared to a year earlier, while the benchmark apartment price was $378,600, a decrease of 4.3% from year-ago levels.
The average price of homes sold in April 2026 was $568,567, nearly unchanged, down only 0.9% from April 2025.
The more comprehensive year-to-date average price was $539,863, a decrease of 4.4% from the first four months of 2025.
The dollar value of all home sales in April 2026 was $276.9 million, a moderate gain of 5.4% from the same month in 2025.
The number of new listings increased by 8.5% from April 2025. There were 1,462 new residential listings in April 2026. This was also the largest number of new listings added in the month of April in history.
New listings were 18.9% above the five-year average and 39.3% above the 10-year average for the month of April.
Active residential listings numbered 1,964 units on the market at the end of April, a gain of 5.2% from the end of April 2025. Active listings haven’t been this high in the month of April in more than a decade.
Active listings were 35% above the five-year average and 63.9% above the 10-year average for the month of April.
Months of inventory numbered 4 at the end of April 2026, down from the 4.1 months recorded at the end of April 2025 and above the long-run average of 2.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
