Windsor-Essex County MLS® home sales stable but below average in April

The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 458 units in April 2025. This was a decrease of 12.9% from April 2024.

Home sales were 21.5% below the five-year average and 23.7% below the 10-year average for the month of April.

On a year-to-date basis, home sales totaled 1,519 units over the first four months of the year. This was a moderate decrease of 9.2% from the same period in 2024.

“Sales surged to their highest monthly total since the fall, yet remained below the typical levels we usually see in April. Sellers responded enthusiastically, flooding the market with new listings and giving buyers an abundance of choice,” said Maggie Chen, President of the Windsor-Essex County Association of REALTORS®. “New listings nearly tripled the pace of sales, and as a result overall inventory soared up 25% compared to last spring. With active listings climbing to a seven-month high and well above historical norms, market conditions continue to heavily favour buyers. The MLS® HPI Benchmark Price remained stable in April but was down marginally from the same period last year. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $580,900 in April 2025, down modestly by 1% compared to April 2024.

The benchmark price for single-family homes was $628,200, a minor decrease of 1.5% on a year-over-year basis in April. By comparison, the benchmark price for townhouse/row units was $450,400, a moderate gain of 4.3% compared to a year earlier, while the benchmark apartment price was $394,000, edging up 0.9% from year-ago levels.

The average price of homes sold in April 2025 was $573,651, edging up 0.8% from April 2024.

The more comprehensive year-to-date average price was $564,832, a modest gain of 1% from the first four months of 2024.

The dollar value of all home sales in April 2025 was $262.7 million, down sharply by 12.3% from the same month in 2024.

The number of new listings saw an increase of 10.6% from April 2024. There were 1,347 new residential listings in April 2025. This was the largest number of new listings added in the month of April in more than 15 years.

New listings were 17.2% above the five-year average and 33.9% above the 10-year average for the month of April.

Active residential listings numbered 1,833 units on the market at the end of April, a sizable gain of 25.1% from the end of April 2024. Active listings haven’t been this high in the month of April in a decade.

Active listings were 57.6% above the five-year average and 58.1% above the 10-year average for the month of April.

Months of inventory numbered 4 at the end of April 2025, up from the 2.8 months recorded at the end of April 2024 and above the long-run average of 2.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
