MLS® home sales on Prince Edward Island surge from June 2024; inventory continues to climb

The number of homes sold through the MLS® System of the Prince Edward Island Real Estate Association totaled 243 units in June 2025. This was an advance of 51.9% from June 2024. This was also a new sales record for the month of June.

Home sales were 16.4% above the five-year average and 14.9% above the 10-year average for the month of June.

On a year-to-date basis, home sales totaled 1,038 units over the first six months of the year. This was up by 15.2% from the same period in 2024.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $378,300 in June 2025, increasing by 5.4% compared to June 2024.

The average price of homes sold in June 2025 was $403,987, an increase of 6.8% from June 2024.

The more comprehensive year-to-date average price was $404,006, a moderate gain of 5.6% from the first six months of 2024.

The dollar value of all home sales in June 2025 was $98.2 million, a substantial gain of 62.2% from the same month in 2024. This was a new record for the month of June and was also the largest dollar value of homes sold for any month in history.

The number of new listings saw a gain of 23.5% from June 2024. There were 458 new residential listings in June 2025. This was the largest number of new listings added in the month of June in a decade.

New listings were 13.4% above the five-year average and 18.5% above the 10-year average for the month of June.

Active residential listings numbered 1,260 units on the market at the end of June, up modestly by 2.9% from the end of June 2024. Active listings haven’t been this high in the month of June in more than five years.

Active listings were 31.4% above the five-year average and 14.2% above the 10-year average for the month of June.

Months of inventory numbered 5.2 at the end of June 2025, down from the 7.7 months recorded at the end of June 2024 and below the long-run average of 5.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

The Prince Edward Island Real Estate Association (PEIREA) was incorporated in 1964 under the name of the PEI Real Estate Brokers Association. In 1975, the name of the organization was changed to the PEI Real Estate Association. The Association is governed by a Board of Directors which consists of twelve REALTORS® and the Association's Executive Officer.

All Members of the Association are also members in good standing of the Canadian Real Estate Association and are specifically trained to help buyers and sellers with all their real estate needs. They adhere to the REALTOR® Code of Ethics and conduct their business in accordance with the Standards of Business Practice as adopted by the Canadian Real Estate Association.
